On the second floor of the SPA complex will be located the main and children's pools, the Jacuzzis, steam rooms; saunas; plunge pool; full fitness centre and large sun terrace for relaxation and sun bathing.

Royal Apartment House Sundance is the private 4 star residential complex located within the grounds of the hotel complex. The 57 apartments are distributed in 10 Greek Style Houses with only 6 apartments per house and 2 per floor. Apartment size varies from 63 sq meters up to 120 sq meters for the larger 3 bedroom apartments. Apartments are arranged as:
One Bedroom Apartments 9 - many on ground floor with large private gardens.
Two Bedroom Apartments - 46

All ground floor apartments (19 in total) have individual garden areas. The apartment complex is divided in two sections with apartments in Group A oriented towards the outdoor pool area. Apartments in Group B are oriented towards the Bistritsa River affording lovely relaxing views. Apartment owners and their guests have free access to the main facilities of the hotel, including pool and gym, and will receive discount for the extensive SPA treatments on offer from the internationally trained staff.

10 Years Rental

Apartment owners will have the option of leasing their apartments back into the Hotel Sun Dance. The lease is on offer for a 10-year term, unique in Bulgaria today. Owners will receive a minimum guaranteed net annual rent of 5,100 Euro for a two bedrooms apartment and 4,200 Euro for a 1 bedroom apartment. Incremental rental income will be available for higher occupancy levels and it is anticipated the complex will achieve yields of 7% net following the first year of operation. The apartments represent an excellent investment from one of the largest hotel groups in Bulgaria. Rental income is guaranteed and capital appreciation will also be strong as the Sandanski area is growing in popularity with International clients and Greek clients coming across the border for shopping expeditions.

Location

The town of Sandanski is situated in south-western Bulgaria, at the bottom of Pirin Mountains, 173 km away from Sofia, and 22 km from Kulata, the cross-border checkpoint with Greece. The town is best known as a leading international spa and natural healing centre because of its climate and the hot mineral springs. Over 200 Mediterranean plant species not found elsewhere in Bulgaria can be seen in the park "Sveti Vrach" which is of particular note. On the place of the present town there was an old Thracian settlement that had sprung up near the hot mineral springs. The town history has been also marked by the Romans and the Byzantines.
